You can watch old and new movies and tv shows for free. The back patio is unique and has true privacy and charm. There are three bedrooms. Very quiet neighborhood. epsilon The Neighborhood: With their tree-lined streets and avenues, gathering places, and landmarks, the Mid-City and Bayou St. John neighborhoods are decidedly more tranquil than their downtown counterparts. You're not likely to find "Huge-Ass Beers to Go" or music blaring out of every doorway here. Instead, you'll find a quieter charm in the gardens, galleries, and lagoons of City Park, in the cemeteries with their elaborately constructed tombs, and on the tree-shaded patios and decks of restaurants and cafés, where you can listen to the church bells keep time as you relax with a cold drink. Above the French Quarter and below the lakefront, neither Uptown nor quite downtown, Mid-City embraces everything from massive, lush City Park to storefronts along gritty Broad Street. We maintain all our appliances regularly, but we still can't predict when a microwave is going to stop working suddenly—just give us a call and we'll be there as soon as we can. 4. Although we do not have a concierge department, you are always welcome to ask us for suggestions! We'll also provide a comprehensive Welcome Book detailing the home, neighborhood, and nearby attractions. What is expected of you? 1. Respect the neighborhood. Our homes and properties are located in residential areas, and your neighbors are likely not on vacation. We ask that the noise be kept to a minimum whether indoors or at the outside public areas of the property. Quiet hours are strictly enforced from 9PM - 8AM and we ask that you thoroughly read the "Noise" section located on the next page for further clarification. 2. Treat the home as if it were your own--leave it in good condition. We understand that accidents happen, and do not bill for minor damages, but we ask that you tell us so we can replace items in time for the next guest. 3. Check-in/out at the agreed times. We operate a business on a tight schedule, and a new guest just like yourself is often arriving the same day you depart. Pool and lawn maintenance are also on a set schedule, and are needed to keep the property in great condition. These services cannot be rescheduled. 4. We do not entertain combative guests who attempt to take advantage of us or disrespect service industry employees. Our homes and properties are located in residential areas, and your neighbors are likely not on vacation. We ask that the noise be kept to a minimum whether indoors or at the outside public areas of the property. Quiet hours are strictly enforced from 9PM - 8AM and we ask that you thoroughly read the "Noise" section located on the next page for further clarification. 2. Treat the home as if it were your own--leave it in good condition. We understand that accidents happen, and do not bill for minor damages, but we ask that you tell us so we can replace items in time for the next guest. 3. Check-in/out at the agreed times. We operate a business on a tight schedule, and a new guest just like yourself is often arriving the same day you depart. Pool and lawn maintenance are also on a set schedule, and are needed to keep the property in great condition. These services cannot be rescheduled. 4. We do not entertain combative guests who attempt to take advantage of us or disrespect service industry employees. If you have a tendency to ask for discounts at hotels or restaurants, this may not be the property for you. Please read through and accept our House Rules below. We wish you a fun, sun-filled stay! Check-in/out Check-in is anytime after 4PM. Check-out is anytime before 11AM. Early check-in and late check-out may be available for an additional fee; please check with the Guest Experience team as rates vary per property. Guests who do not abide by the Check-in or Check-out times or delay our housekeeping staff are liable for any associated costs. Please note that these times are strictly enforced, and that arriving before 4PM or departing after 11AM without prior written approval is against our policies. Booking Restrictions Guests are not allowed to make a reservation in their city of residence. The Guest booking the reservation must also meet or exceed the age minimum outlined in the listing and be present throughout the duration of the reservation. Smoking This is a 100% non-smoking property. Smoking is not permitted in the unit, including on balconies and in common areas. Guests are subject to a $1,500 fine plus the cost to clean, deodorize, and repair damages if there is any evidence of smoking inside the unit. Some properties are equipped with tobacco and marijuana sensing devices. Noise You are advised to keep in mind that this property is located in a quiet, private neighborhood. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $1,000 fine and a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, using unauthorized amplification devices, a general lack of decorum, screaming and yelling, excessive vehicular noise, and over occupying the rental property with unauthorized guests. Non-recording noise detecting technology may be used inside the property to monitor excessive noise levels. Noise levels must be kept strictly under 50 dBA at all times. Guests must be mindful of their noise levels at all time, quiet hours are strictly enforced from 9PM-8AM. In the event that noise complaints are issued, the property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house rules, neighborhood rules, or city ordinance. Unauthorized Guests Any guest that is not on the reservation, whether overnight or temporary visitors, are strictly prohibited and are considered an Unauthorized Guest. No guests other than those on the reservation are allowed on the property, including in the unit and common areas. Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited and will result in a $1,000 fine and immediate eviction without refund. Pets Pets are always welcomed guests unless stated otherwise on the listing. Up to two pets are allowed in each guest room per stay and a maximum weight of 50lbs per pet. To ensure that rooms stay fresh and clean, we will ask for a $150 non-refundable cleaning fee (payable the first night of your stay) for the first pet and $200 for the second pet. Unreported damages will be deducted from the security deposit. A/V Sextant properties may use video surveillance in public areas and the exterior entrances and exits of the home. Background Checks Depending on the property, guests may be required to verify their credit card and ID details, which may include a 3rd-party background check. This is to ensure your safety as well as the safety and well-being of our neighbors and our homes. All information is confidential and will not be shared with anyone for any purposes outside of your reservation. Once all information is verified, we will be able to confirm your reservation. However, we reserve the right to cancel a reservation if you fail to comply or there is a failed background check. Accepted Forms of Payment The name on the credit card must be the name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: extra cleaning fees, unauthorized pets, fines or fees, are discovered during or within a reasonable amount of time after your stay, your credit card on file will be charged for said amounts. Chime, Cash App, or any pre-paid debit cards are not accepted. Binding Agreement Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Upon any infraction of rules, Sextant may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Liability and Obligation to Follow the Rules By agreeing below, you understand that Sextant Stays is only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless Sextant Stays and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Holder Over If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the vacation rental property by Sextant Stays, its representatives, and/or law enforcement. You further consent to permit Sextant Stays to remove your personal belongings to a location of the Manager's choice, where you may retrieve them. Vacation Rental (Not a Lease) This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property. Lost and Found Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay. Host Cancellation If the property which is the subject of this agreement becomes unavailable for any reason, a suitable substitute property shall be found, or all monies returned in full to the guest, with no further liability opposed upon Management or the property owner. Sextant Stays will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause. Property Unavailable Disclosure If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Sextant Stays, has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation. Miscellaneous Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between Sextant Stays or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures, and/or the act of booking shall have the same authority as original signatures and this agreement may be signed or agreed to in any number of ways. The Neighborhood: The Faubourg Marigny, commonly just Marigny, is a hip neighborhood just "below" (down river from) the French Quarter. Best known for the great live music district on Frenchmen Street, the Marigny also offers neighborhood cafes & businesses, historic architecture, and more. It has the air of what the French Quarter was in it's golden days. It has a few small hotels, and many bed-and-breakfasts, as well as a number of good restaurants, coffee shops, and music venues. Architecturally, the Marigny is known for its many styles of Creole cottages, most of which date to the 19th century. Its "heart" is Washington Square Park (bounded by Frenchmen Street, Royal Street, Dauphine Street, and Elysian Fields Avenue). Frenchmen Street is the main nightlife district, with half a dozen live music clubs and just as many restaurants in four short blocks. At Mardi Gras, the Marigny is one of the city's hidden hot spots. Very popular with locals, who enjoy partying in the streets without the busy atmosphere of Bourbon Street. Crowds gather at the corner of Royal and Kerlerec (outside of R-Bar Inn) as well as at the intersection of Royal and Franklin. Elaborate costumes are the order of the day, along with brass bands and many drummers. Two weeks before Mardi Gras, the Marigny is also the starting place for the Krewe du Vieux, a satirical, raunchy parade in 19th-century Carnival style! Complete with small floats drawn by krewe members and mules. Local cafes, restaurants and music venues line Frenchmen Street. Known for its bohemian atmosphere, the Marigny is home to many artists and musicians, as well as a sizable gay and lesbian population. Among its notable residents are chef Paul Prudhomme, painter James Michalopoulas, and actors Harry Shearer and Jennifer Coolidge, who can be seen around town when they're not working in L.A. Local writers include New Orleans mystery writers, Julie Smith and J.M. Redmann, as well as Andrei Codrescu, Michael Swindle, and Kevin Allman. Frenchmen Street is in the Faubourg Marigny neighborhood just below the lower edge of the Quarter. A 4 block stretch of bars, restaurants, and coffee shops mixed with live music venues make it one of the city's most hip places, catering more to locals than tourists (though tourists are certainly welcome, and welcomed). Welcome to our new construction home in the historic Algiers Point neighborhood of New Orleans! We're right across the river road from the Mississippi, and a 15 minute walk to the ferry that brings you to the heart of downtown and the French Quarter. There's also plenty to do and see in Algiers Point, the 2nd oldest neighborhood in New Orleans, which is extremely walk-able and has a hidden-gem status among locals. I was born and raised in this neighborhood and happy to guide your stay! Our home is in a historic part of New Orleans, however it is new construction with modern features. The house is two-story, 11' ceilings with beautiful porch and balcony settings. Hardwood floors and tiled bathrooms throughout. The backyard is fenced for privacy, and there is driveway space for two vehicles. Our home has the 'smart' amenities, from the security system, thermostats, keypad entry, and so on, making coming and going very convenient. Although this booming neighborhood has several houses under construction, none of them are adjacent and work stops mid-afternoon. The street we're on is very quiet and safe.

You can hear the music from Frenchmen St from the balcony, the good times are right down the road. Bourbon Street and the French Quarter are an easy 7 block walk past many other bars, restaurants and shops. Everything is an easy walk. If you don't feel like walking the new St.Clude street car line picks up less than a block from the house and you can easily get to the French Quarter, Garden District, Downtown, Warehouse district, Superdome, fairgrounds, zoo, casino, riverfront and so many more places for $3/day or less. Lyft and Uber rides are a great inexpensive option as well and typically within 2 minutes of the home. My home is set up to be very livable, comfortable but non-pretentious (fave characteristic of NOLa). It is fully equipped and I believe offers some fun little bonus amenities as well! Experience staying at a historical mansion in the beautiful Lower Garden District. This house is luxurious and is steps away from the Magazine corridor with all the local restaurants, bars and boutiques. It is also a short walk away from St Charles Avenue and the streetcar to the French Quarter. We are a short drive to the French Quarter, next to the business District and close to the Convention center. There is also a gated parking area for one car. There are four large bedrooms, one smaller bedroom, and every bedroom is furnished with premium beds. One of our bedrooms has an in-suite bathroom, the two other bedrooms have a large shared well-appointed bathroom. There is a bedroom on the first floor, with a bathroom beside the room, and this home has plenty of space. The kitchen is large, and it has all the basics utensils, cookware, and glassware. Our neighborhood is very centralized, and it's just minutes away to the French Quarter, Frenchmen Street in The Marigny, Uptown, and the Central Business District. This location beats any place we've ever stayed in NOLA. It is so central whether you are there for a convention, for a concert, a game, or to party on Bourbon. You are in the safest place with the cleanest street, and only steps away from the action! When you walk in to this modern loft, you will be greeted by tall windows across the entire back of the condo. Immediately to your right will be the first queen bedroom, that has access to the hall full bath. This room has two locking doors for the most privacy in the condo. The single bed listed here is actually a luxury roll away bed that can be placed in the living room if desired. Further down the hall, you will find the living area, with mid-century furniture, large LED television, and an open concept kitchen. Adjacent to the living area are the other two bedrooms, one king and one queen. The king bedroom has access to another full bath. These two bedrooms off the living area are separated by sliding, translucent walls that can close off or open up, according to your preference. The single bed listed here is actually a luxury roll away bed that can be placed in the living room if desired. Each room has its own large LED television, and all lights, including lamps, can be controlled with the wall switch. This three bedroom unit sleeps 6 adults comfortably . With so much open space and yet so much privacy, you are sure to enjoy this condo experience with friends and family. So enjoy the clean, quiet street of your condo, yet just a few blocks away you can enjoy the party vibe of Bourbon St., and/or dine at any of the fantastic French Quarter restaurants. If you wish to venture further than walking distance, I highly recommend using Uber or the St. Charles streetcar that runs in front of the condo during the day. Getting Around: The St. Charles streetcar runs in front of the condo, and tickets can be purchased online or from the conductor. This is one of the hidden gems of this location. FYI, no change is given so have exact, if possible. Ubers are all over the city and can be very helpful in getting you near or far at a very reasonable price. Taxis are available but can be more pricey. Pedicabs are bicycles pedaled by locals and can be convenient and entertaining ride, yet it is not a cheaper route. There is some pay-to-park along the street of the building and a few parking garages on each block. Most guests will never need their vehicle once they arrive here. Our homes and properties are located in residential areas, and your neighbors are likely not on vacation. Treat the home as if it were your own--leave it in good condition. We understand that accidents happen, and do not bill for minor damages, but we ask that you tell us so we can replace items in time for the next guest. 3. Check-in/out at the agreed times. We operate a business on a tight schedule, and a new guest just like yourself is often arriving the same day you depart. Pool and lawn maintenance are also on a set schedule, and are needed to keep the property in great condition. These services cannot be rescheduled. 4. We do not entertain combative guests who attempt to take advantage of us or disrespect service industry employees. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, using unauthorized amplification devices, a general lack of decorum, screaming and yelling, excessive vehicular noise, and over occupying the rental property with unauthorized guests. Non-recording noise detecting technology may be used inside the property to monitor excessive noise levels. Noise levels must be kept strictly under 50 dBA at all times. Guests must be mindful of their noise levels at all time, quiet hours are strictly enforced from 9PM-8AM. In the event that noise complaints are issued, the property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house rules, neighborhood rules, or city ordinance. Unauthorized Guests Any guest that is not on the reservation, whether overnight or temporary visitors, are strictly prohibited and are considered an Unauthorized Guest. No guests other than those on the reservation are allowed on the property, including in the unit and common areas. Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited and will result in a $1,000 fine and immediate eviction without refund. However, we reserve the right to cancel a reservation if you fail to comply or there is a failed background check.
